Montgomery County Announces New Online Tool
Montgomery County officials today announced the launch of a new, online tool that will make it easier for residents to decide when to safely venture out following a snowstorm. The map tool will show the progress of snow plows throughout the County and indicate when emergency roads, primary neighborhood streets and neighborhood streets have been cleared. A zoom feature allows residents to focus on the plow status of their immediate neighborhood and surrounding streets and then zoom out to check on an entire trip route.

Banking Services effective October 1, 2010
The Board of Directors for The Brandermill Association announces that, effective October 1, 2010, banking services to our association will be with Alliance Association Financial Services (AAFS)*. Our management agent, Vanguard Management Associates, Inc. has made this change in an effort to reduce costs and offer new payment options for our homeowners. Homeowners will be able to pay assessments by credit card or E-check through the AAFS web site after September 25, 2010. The Brandermill Association
ImageWelcome to the official site of the Brandermill Association. We hope that our new website will be helpful, informative and allow us to share more information with you.

The Brandermill community was developed in the early to mid 1980s by Costain Maryland with homes built by several homebuilders. Our community of 548 townhomes is located on the Churchill east side of Germantown bounded by Appledowre Way and Cedarhurst Way, Frederick Road (Rte 355) AND Clear Spring Park.

Brandermill provides a living environment featuring pathways and various recreational amenities including playgrounds for the children, tennis courts, an outdoor multi-purpose/basketball court as well as a private swimming pool facility that is the center of activity during the warm weather months.

The purpose of this site is to provide residents in Brandermill with easy access to our association and information relevant to the community. If you live in the Brandermill community, and would like to collaborate with others in the community, we invite you to join our monthly Board meetings.


THE HOMEOWNERS ASSOCIATION

Image When you purchase a home at Brandermill, you automatically became a member of The Brandermill Association, Inc. which was established through the filing of Articles of Incorporation and the creation of the Declaration of Covenants, Conditions, and Restrictions (Declaration) and the By Laws. These "legal documents" were filed with the State and local government prior to beginning development and “unofficial” copies of these documents are posted elsewhere on this web site..

The Declaration is a document that is filed in the Land Records and "runs with the land" meaning that all deeds for all lots at Brandermill are “subject to” the provisions of this document. The Declaration spells out the requirements for budgeting, collection of assessments, the architectural control process and other “use restrictions” for the community.

The By Laws are an associated document that is largely administrative in nature and establishes criteria for meetings, elections, voting, etc..

Maryland law requires the seller of a home that is part of a homeowners association to provide the purchaser with specific information as a “disclosure package” at the time that the contract of purchase is made. Therefore, everyone should have been provided with a great deal of information, including the governing documents, rules & regulations, etc. Everyone is encouraged to read these documents carefully. Feel free to contact Vanguard Management with any questions. By heeding the provisions of these documents, the community will remain a nice place for everyone.
